Fees and Taxes

In addition to the purchase price, the buyers need to factor in the following additional costs:


Conveyance Tax


Conveyance tax rate is 5%.


The acquisition of newly built real estate that is taxed according to the VAT Law is not considered the transfer of real estate and therefore is not charged with conveyance tax. This implies that you are paying VAT (already calculated in the purchase price and related to the value of construction) and conveyance tax (only on the value of the land below the newly constructed Villa / Residence).


Skiper Resort Maintenance Costs


FOR OWNERS OF THE VILLAS: The owners of the Villas in Skiper Resort are required to pay compensation to the Skiper Resort Manager for providing Resort maintenance services and certain facility management services (security, landscaping of all areas in common use, public lighting, garbage collection, street gates and ramps, general cleanliness, maintenance of the objects in common usage in full functional condition (regular maintenance, repairs, change of the spare parts), regular settlement of all charges imposed to the areas of common usage in the Resort (including communal fee), power supply of the areas of common usage in the Resort (water, electricity), water management fee in the Resort, sewage ducts cleaning in the Resort, pest control in the Resort, other services required for appropriate maintenance of hygiene of the Resort) and facility management of the Real Estate, which implies maintenance of the intercom system, gardening / landscaping of the green area of the Real Estate, regular maintenance of the pool located on the Real Estate, refurbishment of the façade each _____years . The compensation is calculated based on the surface area of the property acquired by the owner. The owners of the Villas can opt for a variety of additional services which are charged separately.
The above compensation is payable on quarterly basis.


FOR OWNERS OF THE RESIDENCES: The owners of the Residences in Skiper Resort are required to contribute to the common reserve fund of the Residence Building and to pay compensation to the Skiper Resort Manager for providing Resort maintenance services. The funds of the common reserve are used for the facility management of the Residence Building. Compensation payable to the Skiper Resort Manager is used for security, landscaping of all areas in common use, public lighting, garbage collection, street gates and ramps, general cleanliness, maintenance of the objects in common usage in full functional condition (regular maintenance, repairs, change of the spare parts), regular settlement of all charges imposed to the areas of common usage in the Resort (including communal fee), power supply of the areas of common usage in the Resort (water, electricity), water management fee in the Resort, sewage ducts cleaning in the Resort, pest control in the Resort, other services required for appropriate maintenance of hygiene of the Resort.
The above compensation is payable on quarterly basis.

 

Insurance


Buyers are required to arrange insurance for their properties. The properties already have the insurance in place – the buyers should always maintain insurance on the existing or extended coverage.
