Construction:
The building structure is made of reinforced concrete and brick walls. The highest quality of thermal and hydro insulation has been used to enable energy efficiency and waterproofing.

Materials:
The exterior brick walls are 38 cm thick (porotherm). Interior brick walls are 20 cm, 15 cm and 10 cm thick (porotherm) and their finishing layer is made of standard lime plaster.

Thermal insulation specification:
- EPS-expanded polystyrene;
- XPS-Styrodur- waterproof expanded polystyrene.

Hydro insulation specification:
- two-component, high solids, fast curing polyurethane base coat;
- synthetic roofing membrane.

Floors are made of standard cement screed.

Interior finishing materials: marble, stone (Adria grigio, Istrian natural stone), teak and oak wood, gres ceramic tiles, and glass.

Installations:
Air-conditioning system (heating / cooling) in all rooms;
Ventilation system;
Floor heating in bathrooms;
Pre-installation for alarm system;
Pre-installation fire safety system;
Elevator.

Exterior:
Heated outdoor swimming pools in villas are tiled with the finest glass mosaic tiles.
Courtyards / Terraces are covered in nonslip gres ceramic tiles.
Automatic garden watering systems are installed.
